Other RulesWhen you accept the quote, you agree to complete and return a personal information document along with a copy of your ID document the house.

Guest Policy
• Guest Count: Please ensure the correct number of guests is listed. Only authorized guests are permitted to use the house and its facilities.
• Noise & Visitors: To respect our neighbours, no loud music, excessive noise, or parties are allowed. Unfortunately, we do not allow day visitors.
• Pets: Pets are only allowed in designated pet-friendly homes with prior approval.
• Room Usage: If the house is rented at a per-person rate, only the rooms required for the number of guests booked will be made available. Unused rooms will remain locked.
• Breach of Terms: Should these terms be breached, we reserve the right to cancel your booking immediately without refund (including the breakage deposit), and you will be required to vacate the premises immediately.

Breakage Deposit
• Use Of Breakage Deposit: We reserve the right to use the breakage deposit towards cleaning, repair, or replacement costs if the property has been left dirty, if items are missing, or if extraordinary cleaning of the property, linen, or furniture is required
• Breakages and damages: We value honesty – please notify us as soon as any breakage or damage occurs so that we can assess and repair it for the next guests.
• Noise & Unauthorized Guests: We kindly remind you that our policy does not allow unauthorized guests, loud music, or excessive noise. Violation will result in the forfeiture of your breakage deposit, and you will be asked to leave the premises.
• Cleaning: Please wash and put away your dishes before departure. Unwashed dishes are not covered by the standard cleaning service and will incur an additional fee.
• Smoking: Strictly prohibited inside the house (including vaping). If smoke odors are detected, the full deposit will be forfeited.
• Late Departure Fee: Departing after the official check-out time will result in a fee of 10% of the daily rate per 15 minutes. This covers the cleaning team’s waiting time and will be deducted from the breakage deposit.
• Refunds: Refunded within 14 working days, less any deductions. The guest remains personally liable if damages exceed the deposit amount.

Pet Policy: We welcome up to two well-behaved pets in our pet-friendly houses if arranged in advance.
• Furniture & Beds: Pets are strictly not allowed on the furniture or beds. Please bring their own beds. If your pet is accustomed to sleeping on the bed, please bring your own bedding.
• Supervision: Pets may not be left alone in the house or on the premises and may not be a disturbance to neighbours.
• Cleaning: Help us keep the yard and house clean for the next guests – we appreciate it if the only thing you leave behind are good memories, not hair or "surprises" in the garden.
• Leash: Pets must remain on a leash outside the premises (HOA and municipal rules).
• Deposit: If these rules are not followed, the breakage deposit will be partially or fully withheld to cover additional cleaning or laundry costs

Self-Catering Essentials
• What to bring: Please remember to pack bath and beach towels, wood, food, toiletries, cleaning supplies, extra toilet paper, and black bags.
• Extended stays: For stays of 7 nights or longer, additional linen can be arranged in advance for a fee.
• Holiday Spirit: Activate your holiday spirit! Enjoy the comforts of the home, explore the beautiful surroundings, and make some unforgettable memories with your loved ones.

Before you say goodbye:
Before returning the keys: Please refer to the checklist at the back of the House Guide (which you received with the keys). This helps to ensure that everything is in order and that the house is fully secured before your departure.

Liability: The Owner and Property Manager accept no responsibility for any death, injury, loss, theft, or damage to persons or property. This includes any items left behind after departure.
